Just when you thought you were on top of evolving measurement standards and the new family of methods for measuring offices, commercial space, gross area of buildings and residential and multi-use buildings (2001-2014), in 2017 BOMA International published the 2017 new method for measuring floor area in office buildings!
This update covers the following developments put in place in response to market demand:
- Integration of a calculation module compatible with International Property Measurement Standards (IPMS)
- Better graphics, more illustrations, more definitions.
- Includes clarifications of best practices published since the 2010 method.
- Includes balconies, covered galleries and rooftop terraces in the leasable area.
- Includes floor area of unenclosed vertical space in the leasable area.
- Method for calculating inter-building spaces (campus and spaces shared by several buildings)
- Possibility of making the maximum weighting factor (cap) applicable tenant by tenant.
Keep in mind that the method of measurement is a mutually agreed convention, and the version used is the one listed in the lease. This new Method in no way invalidates the previous standard methods of measurement. To avoid pitfalls and negative ramifications, don't use the umbrella phrase "according to the most recent version currently in force".
